Mighty Mule MM571W Remote Controlled Gate. New install out of box, it will not retract after setting closed limits. Power good, when jogging it to the closed limit.

What is the best product to lubricate shaft on mighty mule gate opener
Lubriplate Low-temp Multi-purpose, Low Temperature Grease, the same grease used for Genie garage door openers. When i used other types of grease, the opener would squeal when the temperature was low.

Why is my mighty mule FM500 gate opener opening by itself?

If the gate opener appears to be opening by itself, then it's receiving an input from an accessory such as a transmitter, keypad, push button, exit wand, photo beam, loop detector, telephone entry system, etc. By disconnecting these devices and reconnecting them back to the system one at a time, we can use a process of elimination to determine which device is causing the problem. Linear SWR-211 gate opened and got stuck when it
So the gate is stuck in a half open position? If you have already tried resetting it, you might just need to call in someone from the company. Some gates have an emergency retract option. You can look for that, at least it wouldn't be just half open. Elisa Jed ' http://www.anviliron.net

Simple answer is YES, placement and positioning is important.

If the receiver " beep " is heard at initial receiver power up, then transmitter signal and receiver is mated. I hope you find this helpful.
